The Westborough Inn is a very efficient 3 story truss construction building built in 1989 in a strong economic location. Strong repeat business results in excellent annual income that continues to increase. Income and expense is available upon request and completion of a buyer questionnaire/confidentiality form. The present owners are in their 10th year of running the inn. It is their preference to appeal to business professionals who frequent the upscale office parks and travelers. They are very limited on how many wedding parties they will accept. They receive requests to book the whole inn which they decline.
The inn operates with a gas fired water based heat pump and central air conditioning system. It has municipal water and sewer, central vac, an advanced phone system with prompts and is up to fire code with modern sprinkler and emergency lighting. This is a well run business with everything tracked on computer in a meticulously maintained neat and clean building. All baths have ceramic tile floors.
The inn is 26 guest rooms all with private baths. However the present owners leave one guest room adjacent to the lobby as a common room for guests. This room with bath can be utilized as an alternative to the large common entertainment room and kitchen in the basement if one wishes to close the door and meet with a business associate or with friends. There are 5 other guest rooms on the first floor (2 handicapped accessible) and the owner's quarters consisting of 2 bedrooms, 2 bathrooms, kitchen and family room area. Both the second and third floors have 10 guest rooms each. In the basement there is an enormous common entertainment room set up with large screen TV lounge area at one end, billiards and game table in the center area and a full kitchen for guest's use at the other end. There is also a ½ bath. Besides the mechanical utility room, there is another smaller work out room with a running treadmill, two exercise bikes and a lifting machine.
Breakfast served is an expanded continental. Guests can walk to restaurants and the inn also has food permit to sell prepared packaged food.
Travelers can take direct rail into Boston for $5. The inn is 30 miles west of Boston. The Massachusetts Turnpike (I-90) and I-495 meet in Westborough. Southern Maine is a 1 hour drive. It is also 1 hour to the Bourne Bridge (Cape Cod) and 20 minutes to Worcester and the U-Mass Medical Center.
