The main house for this 4 guest room inn is a Berkshire Cottage Farmhouse built in the 1,700's with immaculate wide board floors, open beam ceilings and a rare original working Rumford fireplace that serves as space for the tea room, sunny southern exposure dining areas and spacious private owner's residence. Built in 1987, an attached L wing (it is difficult to photograph the entire building) consists of all 4 guest rooms, some with fireplaces, and, a garage.

Located in the foothills of Tom Ball Mountain, the acre grounds are next to a farm, totally level with herb/perennial gardens with over 1,000 bulbs and a gazebo with pastoral views of the nearby hills.
2010 marks the 24th year of operation for owners Christine and Steve who over the years have maintained a healthy annual income per guest room while keeping active with their numerous vocations and hobbies. By day Steve runs his insurance business in Pittsfield and also does some ski instruction at nearby Butternut Basin. Christine's herb gardens and fondness for baking have allowed her to offer the freshest ingredients for her breakfasts and afternoon tea as well as contributing to some of her award winning recipes for teas, breads and chocolates. Christine also hosts a show aired locally on channel 17, "Cooking with Children". After many years of enjoying their multi-facetted lifestyle, they are ready to slow down and pass the torch for new innkeepers to enjoy. The inn is offered turn-key for $599,000.
