Falls Village Inn, LLC - An established historical and charming 1834 Inn. Falls Village Inn is a hostlery faithful to the traditions of charming New England, situated at: 33 Railroad Street, Falls Village, CT 06031. Elegant in its appointments, Falls Village Inn affords the comfort of a hotel in summer or winter. It is especially alluring to summer vacationers and leaf peepers in the fall. Local tourist attractions are The Great Falls, The Appalachian Trails, Lime Rock Speedway, Music Mountain, Montauk Mountain Ski Resort, 14 State Parks as well as 9 Museums (including the Norman Rockwell Museum) are located within a 20 mile radius. Montauk Mountain Ski Resort. The property is located in the historic district of Falls Village. The Inn is adjacent to the Village green and across from the historic railway station. Falls Village Inn has been run as its original intent as an Inn, Restaurant, and Tavern since 1834.
Details of the Inn, Restaurant, and Tavern
The Inn is in Italianate style and was originally built in 1834. It is located on approximately 1 acre of commercial acreage, directly adjacent to the Falls Village town green. The Inn features a center portico, projecting bay windows, small balconies, a veranda and a low-pitched roof with wide, overhanging eaves. It is a 3-story building with 11,419 sq ft of total space. Its lower level consists of a 720 sq ft dining room, 504 sq ft enclosed sun porch for dining, 750 sq ft bar and lounge, 1,300 sq ft kitchen and storage as well as 3 bathrooms. The 2nd floor consists of 7 Inn suites, 5 full baths, a laundry room, sundeck, office, and storage space. The 3rd floor of the Inn is the most original, and has the most flexibility. It could be converted into innkeeper's quarters, or an additional 6 Inn suites as currently laid out. The plumbing lines are already in place for the expansion. On the grounds there are 2 outbuildings being used for a beer shed for empties, and a large wooden shed. Falls Village Inn LLC, does lease out the existing restaurant and tavern located on the lower level totaling 3,274 square feet for $3800 per month.
Objectives
The objective has been to maintain the Inn, Restaurant, and Tavern. At the same time allowing for current operation of the Inn, to get to the maximum operation potential. The Inn overtime has been restored back to its original style and condition of the 1840's, while offering the convenience and comfort of a modern Inn.
The following objectives have been established:
- New Roof on Main Building Front porch, and Sundeck
- New Septic System and Grease Trap for Inn, Restaurant and Taverns highest potential use - (allocated for 22 Inn suites, and turning the Restaurant & tavern tables over three times a day for Breakfast, Lunch, and Dinner, system was installed with pumps and alarms
- New Front Porch, Flooring, and Sundeck
- Upgraded kitchen and bar equipment all up to Connecticut licensure and codes.
- Interior restoration done to entire first and second floor
- Two new baths were added to the second floor
- The exterior of the Inn was restored to its original Italianate design, including newly painted exterior and new shutters
- During most renovations the property will be operational as an Inn and with a Connecticut restaurant and liquor license
- There is ample parking already on the property
- Maintain tight controls of cost and operations by hiring quality staff and improving food and beverage services in the Inn
- Maintained and restored the second floor of the Inn, for 7 guest suites and has the capacity and plumbing in place for 6 baths
- The 8 rooms of the third floor of the Inn will then be systematically restored to complete an additional 6 guest suites, or Innkeepers quarters
- You may be able to build an additional building on the property as well
- There is additional space for outdoor café dining as well
- The 320-foot property line and original field stonewall may be converted into an outdoor entertainment area as well
Please Note
The Inn is currently not being used for its highest and best potential use, and has much room to grow and improve. Additional marketing needs to be completed, as well.
Keep in mind that we have been doing many renovations since we purchased the Inn. We are only opened part time, and the Inn is not at its maximum potential.
