"POTENTIAL FOR BUSINESS OR HOSPITALITY USE!"

Offered at $399,900

This immaculate 4/5 bedroom 3 and ½ bath 3,405 square foot home on 10 acres with pond, fields and two story barn w/electric, water, phone and woodstove, would make a wonderful horse property; there's plenty of room for an in home business in the spacious bonus room over the garage (or finish the barn) as well as an in-law apartment in the lower finished walk out level. The home is loaded with amenities like a custom center isle kitchen with Jenn-air and stainless steel appliances, fireplaced living room w/built ins, both oil and wood burning furnaces, 7 thermostats and heating zones, steam sauna, sun room, Kohler jacuzzi tub, monitored security system, solid 6 panel wood doors, huge 480 square foot party deck, extra large paved drive for basketball or guest parking, second floor washer and dryer, professional landscaping, fruit trees, herb and perennial gardens, deer stand for hunting, 4 foot tall outdoor fieldstone fireplace, all located 7 minutes from I-84.

POTENTIAL FOR BUSINESS OR HOSPITALITY USE: It's rare in an advanced state like CT to find a town with NO ZONING! Use the property for whatever legal use you want. Build another house on it, add some cottages, open up a 3 guest room bed and breakfast the day you purchase, install some water and electric lines to start a campground, hold outdoor events like weddings or music venues.

There are no bed and breakfasts in the town of Eastford (population about 1,700) and the neighboring town in the direction of I-84, Union (population 700 because most of the land is State Park/Forest and Yale Forest). The lowest rates at the closest bed and breakfasts are in neighboring Woodstock (to the east) at the Elias Child house and Taylor's Corner B&B where rates start $120-$150 a night and up, while others like the Inn at Woodstock Hill are higher.

There are 3 very successful campgrounds in Eastford on the opposite (south) end of town all very close to each other on RT 198 on the Natchaug River; Charlie Brown, Pepper Tree and Nickerson Park family campgrounds. Tent sites there with water and electric start at $28-$30 per night, are higher on fishing season weekends and are $120 on holiday weekends.

One doesn't need to drive hours to the north to VT or NH and endure harsh winters when there is an abundance of recreation and natural beauty minutes off the interstate here in Northeast CT's Quiet Corner. This region is a federally designated corridor the area ½ the size of Grand Canyon National Park known as "The Last Green Valley" in reference to being the last greenbelt in the sprawling Washington D.C. to Boston urban megalopolis (www.thelastgreenvalley.org).

For outdoor enthusiast there is an abundance swimming, fishing, boating, hiking, cross county skiing, etc. Besides numerous state parks and forests in the immediate area, the property is several hundred feet from the 7,840 acre Yale Forest. The Yale Myers Forest, with its forest and wildlife management studies supported by it's harvest of oak veneer, is one the old continuously operating forests in the U.S. Hunting and fishing licenses are administered by the state and there is hiking on the Nipmuck Trail.
