Familiar with industry units of comparisons and market standards such as annual revenue per guest room, gross revenue multiplier, price per guest room, capitalization rate, loan qualifying standards, negotiating all aspects of conveyance including values for contents, goodwill, covenant not to compete, training, room deposits, gift certificates etc. In the past I have taught a one day course geared toward Realtors called "How to Sell Bed & Breakfasts and Country Inns" which covers qualifying buyers in the areas of lifestyle and owners quarters needs, lending standards, conveyance of the business and industry units of comparison. LAKE PROPERTIES: I have lived at lakes for 37 years and owned 13 lake properties in CT & MA; have been to every single lake (primarily in a brokerage capacity) located East of the CT River in an area from Hartford, east to the Rhode Island border and north to the MA border. I have worked in a brokerage capacity at most lakes east of the CT River south to Long Island Sound, and, north to Southern Hampden and Worcester counties in MA. This can involve everything from knowledge of lake acreage and depth, road/lake ownership and maintenance (or association structure), watercraft use limits and other regulations or deed covenants, what type of fishery, solar orientation, etc.
